The project consists of 108 apartments with 6,642 square feet of retail in 7 stories. As a new development in the Pike Pine Triangle, Capitol Hill is strategically located to take advantage of the density and diversity of the Capitol Hill neighborhood.
The project is within walking distance of dozens of restaurants, bars and night clubs, and has easy access to local employment centers including Downtown Seattle, First Hill, the University of Washington, Seattle University and South Lake Union. Capitol Hill is popular with a variety of renters including the young affluent urban professionals.
RM/d was brought in as a partner to source the joint venture equity, structure the transaction and co-develop the project which opened June 1st, 2014, on time and on budget. The commercial space is fully occupied and the apartments leased up in record time at rents that were well in excess of the pro forma. This project was a highly successful collaboration of RM/d, a local Seattle developer and a New York based investor.
